Site Planning and Architectural Integration Plan

The Site Planning and Architectural Integration Program (SPAIP) is a discretionary tool of the Act Respecting Land Use Planning and Development, and serves to foster a construction’s harmonious implementation and integration in its environment.

SPAIP objectives and criteria apply to residential uses in the case of permit applications for a new construction, an expansion of more than 50% of the existing floor space, the addition of a storey or a complete change to the exterior covering of a building’s façade.

SPAIP criteria and objectives are discretionary and can vary from one zone to another.

Before being submitted to the Municipal Council, the SPAIP application must be analyzed by the Urban Planning Advisory Committee (CCU).
